APPLICATION PROCESS

Please note that the application must be delivered to our office or faxed to 864-250-0407. Payment for the application fee must also be received prior to processing, which is only accepted in cash or certified funds (money order or cashier’s check); the fastest and easiest way, however, is to apply and pay your fee online.

Once you have selected the home you want it is necessary to apply to lease the home. Applications can be picked up at the office, faxed to you or downloaded from this website.

No one under 18 can apply as a party to a residential leasing agreement. To be considered, an application must be completely filled out and have a signature, which can be done online by clicking above. Signatures on faxed copies are also accepted. Our property managers are available Monday through Friday 9:00 a.m. to 4:00 p.m. to answer questions and assist with the application process.

There is a non-refundable application fee of $60 per individual over the age of 18 that will be on application for the home. The fee is to cover our screening and processing costs.

Most applications can be processed in one day. The application deposit is normally one month’s rent. The application fee is not refunded if the application is not accepted.

The screening process includes evaluating previous rental history, income, credit, criminal background, and more.

An applicant’s income should be at least three times the rental amount. As part of the screening process, we may verify employment references and salary. For self-employed and non-employment income we may verify sources and amounts. Examples of verification of non-employee income are: tax returns, bank and business references, government documents.

The screening process includes running a credit and background report. If approved, applicants with recent bankruptcies and/or credit problems are sometimes required to pay higher security deposits or advance rent payments. Please discuss any questions or concerns over credit and/or background requirements with one of our property managers before submitting the application. Pets are often negotiable. Ask one of our property managers if pets are negotiable for the home being applied for.

Pets are accepted or rejected based on the homeowner’s discretion.

If the prospective tenant cancels after landlord has taken the time, expense, and trouble to verify the tenants’ information, the deposit will not be refunded. The landlord will keep the deposit to pay for time and trouble.

If the tenant has not occupied the unit within two weeks of giving a deposit, the unit will be placed back on the market and the deposit will be forfeited.
